Is it worth investing in a holiday property?

How to tell whether an investment opportunity is a really interesting one? The Slovak vocabulary defines investment as depositing money or other values into an enterprise or an event in order to earn profit for the investor. It is important to distinguish whether the investment requires any additional attention, energy and time of the investor, or the attention, energy and time is devoted by the rental company. This article focuses on the latter case – an investment "with a clear head".  

 

 

Holiday property investment brings about two kinds of profits:

The first profit type is profit from the renting out the accommodation capacity of the property. There are two distinguished kinds of such a yield. 

  • Conservative clients tend to prefer a guaranteed or a fixed return. This is usually determined by the fixed amount (often as a percentage of the purchase price) paid out regularly (on an annual, quarterly or monthly basis) to the investor's account, regardless of the occupation. Therefore, it is important to consider who guarantees such a return. I always recommend giving priority to strength and stability over the inexperienced promises.  
  • Floating or 'pool' return is sought after by more adventurous investors. Here, the investor is directly dependent on the actual results of the rental of his property, most often as a percentage. For example, net sales may be divided with a ratio of 65% for the investor (owner of the property) and 35% for the rental company. 

The second profit type is profit driven by the increase of the property value over time. Just remember the value of your own apartment or a house from 10 years ago...
